A selection of transactions across residential, land, industrial and townhouses. Some clients are named with permission; the rest remain confidential.
The client needed construction funding for an apartment project already part way through delivery, with an incumbent senior facility and expensive mezzanine sitting behind it. We rebuilt the capital stack around a single senior construction line sized to the remaining programme, retired the mezzanine, and set the facility up to roll into residual stock debt on completion.
The client had been declined by their existing bank, having been guided by a relationship manager rather than advised on structure. We restructured the portfolio to fund the equity gap and arranged a stretch senior position, closing the shortfall and allowing the site to progress into civil works.
New construction funding reset the capital stack on a stalled industrial build, removing the need for further sponsor equity and getting the warehouses completed on programme. The facility was structured to roll into post-completion debt on better terms, and once fully leased the assets qualified for a 65% LVR lease doc facility with a major bank.
The client had secured a site out of a mortgagee sale with strong project viability, but their equity was tied up in other portfolio sites yet to trade. We underwrote the senior debt and brought a family office from our network into the preferred equity, funding the shortfall without diluting the sponsor further.
